The Holiday Neighborhood > Conceptual Plan

The Holiday redevelopment is an opportunity to bring into form the many qualities and patterns that have been defined in the North Boulder Subcommunity Plan. It is a chance to integrate affordable and market-rate housing in diverse housing types. It is an opportunity to create a significant new neighborhood in Boulder that speaks to our unique time and place.

To these ends, the Holiday redevelopment is seen as a garden village at the site of an old friend of Boulder, the Holiday Drive-In Theatre. In searching for an appropriate, elegant density, the overall plan was structured as a series of compact, pedestrian-scaled spaces, streets, and paths, that create public living rooms and passageways, giving shape to the heart of the neighborhood.

As "great room" to the community, the park (or village green) finds its form from the historic shape and location of the Drive-In. As a central "people place," the park is extended by a sequence of connectors (or passageways) that organize the pedestrian spine of the neighborhood. These special linear "rooms," such as the "entry hall" along Yellow Pine through the mixed use area, and the "studio mews" that connects to the community gardens and orchards, offer opportunities for strolling, chance meetings, play, discovery, and ease of pedestrian movement.

The intersecting grid of walkable, tree-lined residential streets feed into this pedestrian spine to complete a walkable system. It is a neighborhood that is comfortable for pedestrians and bicycles - not just cars.

The permeable street grid offers connectivity from within as well as from without. Small blocks and buildings oriented toward the street, with alleys and small clustered parking pockets behind buildings, reinforce the New Urbanist order of the Holiday Neighborhood.

The redevelopment of the old Holiday Drive-In provides affordable and diverse housing and work spaces, with a wide range of dwelling types for a wide range of incomes. Housing and work places vary in size, and include attached and detached houses, apartment buildings, lofts, live/work, and accessory units. The neighborhood will be inhabited both day and night. It is composed using the ordinary "stuff of life."
